Short-Term Rental Terms & Conditions

These Terms govern every stay booked through this site, by email, or by any direct arrangement with the host ("we", "us"). By submitting a booking request, paying, or checking in, you ("the Guest") agree to them in full.

1. The booking

  • A booking is confirmed only when (a) the rental agreement is signed, and (b) payment has been received. Until then, dates remain open for other guests.
  • This is a license to occupy the property for a vacation or temporary stay. It is not a lease and creates no tenancy rights, regardless of the length of the stay.
  • The Guest who books must be at least 21, must stay at the property for the whole reservation, and is responsible for every member of their party.

2. Occupancy & house rules

  • Maximum occupancy is the number of guests stated on your booking. Unregistered visitors or exceeding occupancy is a material breach and grounds for immediate termination of the stay without refund.
  • No parties or events. No smoking or vaping anywhere on the property.
  • Pets are welcome when declared at booking. The pet fee is $25 per pet (one time). Undeclared pets are charged the fee plus any extra cleaning needed.
  • Daytime visitors beyond the registered overnight guests must be arranged with us in advance, including their arrival and leave times, so we can let the neighbors know. More than 10 people on the property at once is not permitted without written approval.
  • Quiet hours are 10:00 PM to 8:00 AM. Please respect the neighbors. This is a residential street.
  • Check-in from 4:00 PM PST; check-out by 10:00 AM PST. Early check-in and late check-out are available for $30 per hour and must be requested in advance so we can schedule the cleaning crew. Unapproved late check-out incurs the charges described in your rental agreement.
  • Parking: 3 free spots (driveway and in front of the garage). Any additional cars must park outside the circle of the house (a few minutes' walk) so neighbors are never blocked. The garage itself is not part of the rental.
  • Please follow the posted instructions for the game table, the pool, and the air mattress. Damage from misuse is treated as guest damage under Section 3.

3. Payments, deposit & damages

  • Payment is by card (via Stripe) or bank transfer (Zelle/ACH/wire). Card payments may carry a processing surcharge shown before you pay.
  • Security deposit (currently $500): for card payments we do not charge it. Instead you authorize a temporary hold on your card shortly before check-in, like a hotel. The hold is released after checkout unless damage is claimed, in which case we may capture some or all of it, and you authorize additional charges up to the amounts described below. If the hold cannot be placed, a bank-transfer deposit is required before check-in. For bank transfers the deposit is collected with your payment and returned within 7 days of checkout. Either way, deductions are only for damage, missing items, excessive cleaning, unreturned keys/remotes, smoking remediation, or rule violations, and are always itemized.
  • The damage waiver covers minor accidental damage up to its stated limit. Damage beyond that limit, and any intentional or negligent damage, is the Guest's financial responsibility, and the Guest authorizes us to charge their payment method for it.
  • You agree not to initiate a chargeback for amounts properly charged under these Terms; disputed amounts will first be addressed with us directly.

4. Cancellations

Per the Refund & Cancellation Policy, which is part of these Terms.

5. Our responsibilities & limits

  • We provide the property in clean, working condition and fix reported issues promptly. If the property becomes uninhabitable before your stay, our liability is limited to a full refund of amounts paid.
  • To the maximum extent California law allows, we are not liable for indirect or consequential losses, personal property loss, or events beyond our control (outages, weather, construction noise, etc.). Total liability is capped at the amount you paid for the stay.
  • The Guest uses amenities at their own risk and agrees to supervise children at all times.

6. Access, screening & conduct

  • We may enter the property for urgent repairs or safety with reasonable notice where possible.
  • Bookings may be subject to identity or guest screening; providing false information voids the booking without refund.
  • Illegal activity of any kind ends the stay immediately without refund.

7. General

  • These Terms are governed by California law; venue is Sacramento County.
  • If any clause is unenforceable, the rest remain in force. These Terms plus your signed rental agreement are the entire agreement; if they conflict, the signed agreement controls.
